Changi taps Nakano for new Terminal 3 office block

The first standalone office block adds workspace as existing capacity approaches its limits.

Changi Airport Group (CAG) has awarded a contract to Nakano Singapore Pte Ltd to build a six-storey office development at Terminal 3 as existing office space at the airport nears full capacity.

The new building will provide about 9,600 square metres (sqm) of office space over five levels and will be integrated with a revamped coach stand on the landside of Terminal 3.

CAG said the project is intended to meet growing demand for workspace from airlines, airport partners, and other businesses that require a presence at Changi Airport.

Across Terminals 1 to 4, Changi Airport currently has about 80,000 sq m of landside office space used by CAG, airlines, ground handlers, government agencies, concessionaires, and contractors.

With existing office capacity nearing its limits, additional space is needed to support the airport's growth ahead of the opening of Terminal 5 in the mid-2030s, CAG said.

The new development will be Changi Airport's first standalone office building and will include a dedicated drop-off bay and lift lobby, as well as landscaped terraces on every floor.

A communal terrace on the second level will be used for activities and programmes for tenants.

"At the heart of Changi's success is a strong and closely connected airport community," said Steve Tay, vice president of rentable properties at Changi Airport Group.

"This development will provide a conducive and well-designed workspace environment for our partners, supporting their operational needs whilst enabling closer collaboration across the airport ecosystem."

Construction will be carried out in two phases to reduce disruption to existing operations.

The office building is expected to be completed in the first half of 2028, with work on the upgraded coach stand scheduled for completion in the second half of 2028.

A NOTE FROM SINGAPORE BUSINESS REVIEW

If you've been wondering whether SBR could work for your company — yes, probably.

A lot of the companies we partner with started as readers. They'd been following our coverage for a while, saw their own customers and competitors in it, and eventually asked the obvious question: could we do something with you? The answer is usually yes. The shape of it depends on what you're trying to do.

The options are broader than most people assume — thought leadership articles, sponsored content, industry summits across Southeast Asia, regional awards programmes, podcasts, and media placements in print and digital. Some partners use one channel; most use a mix. We figure out the right combination by starting with your brief, not with our rate card.

So if the question has been on your mind, here's the easy way to ask it.

We'll tell you honestly whether we can help, and how. It's a better use of everyone's time.
