Paya Lebar Green debuts as eco-smart office hub outside CBD

It’s also designed to enhance the health and well-being of its occupants.

Paya Lebar Green, the latest office development by Lendlease, combines sustainability, wellness, and advanced digital infrastructure as it positions itself as a premier business destination beyond Singapore’s central business district (CBD).

Tenants can optimise space use and reduce energy costs through smart Internet-of-Things (IoT) sensors embedded throughout the building, Richard Paine, head of development at Lendlease, told Singapore Business Review.

“The IoT smart sensors will help the building be climate-responsive and inform tenants on occupancy and the utilisation rate of spaces,” he said in an emailed reply to questions.

Paine said they wanted to make the building as energy-efficient in operation as it was during construction.

To minimise environmental impact during the build phase, Lendlease used biodiesel and electric-powered equipment, including battery systems for tower cranes and solar-powered lighting. The building was also built using low-carbon concrete, which traps carbon within the mix, and eco-certified finishes.

These efforts contribute to Paya Lebar Green’s achievement of the Building and Construction Authority (BCA) Green Mark 2021 Platinum-Super Low Energy certification, Singapore’s highest green building standard.

Paya Lebar Green isn’t just energy-efficient; it’s also designed to enhance the health and well-being of its occupants. It earned a WELL Core Silver pre-certification, an international standard for wellness-focused buildings.

“The building has high indoor air quality, excellent access to natural daylight, enhanced visual and thermal comfort, and heightened hygiene support,” Paine said.

Located near the Park Connector Network, which supports walking and cycling between parks and neighbourhoods, the office development encourages sustainable commuting. Facilities such as bike parking, lockers, and showers are also available.

Smart technology enhances tenant experience with biometric and smartphone access systems. Paine said the South building earned a WiredScore Platinum rating for digital infrastructure, while the North building holds a WiredScore Gold.

The South building rises 12 storeys and offers flexible floor plates and higher rooms. The North building has eight storeys. Both are expected to appeal to companies seeking an office outside the city centre.“With close proximity to Paya Lebar MRT 

Interchange, Paya Lebar Green taps onto this strong connectivity and convenience to a variety of amenities, shopping malls, hotels, and other attractions,” Paine said.

He added that the Paya Lebar Central precinct is being transformed into a vibrant business hub, making the area an attractive alternative to the CBD.

Paya Lebar Green got its temporary occupation permit in February. As of June, 33% of the space had been leased, and Paine expects leasing to reach 50% to 60% in the coming months.
