2-storey warehouse facility on Jalan Ahmad Ibrahim on sale for $50m

The property at 310 Jalan Ahmad Ibrahim has a potential built-up area of 564,761 square feet.

A two-storey logistics building at 301 Jalan Ahmad Ibrahim is up for sale for around $50m through a private treaty.

In a statement, CBRE said the property is on a plot covering an area of around 3.7 hectares with a remaining lease tenure until 2041.

The property has a total gross floor area of around 459,278 square feet. It also has a potential built-up area of around 564,761 square feet, offering an additional 105,483 square feet of untapped plot ratio.

CBRE said the facility itself has an area of 430,000 square feet, with an ancillary office space of 26,000 square feet.

It also has a floor-to-floor ceiling height of over eight metres per floor and has 15 dock levellers, allowing an efficient loading of 40-foot containers.

The property also has 42 container parking lots, a 2,000 kilo-volt ampere 400 volts incoming power supply, a six-tonne cargo lift, and two three-tonne goods hoists.
