Capital World advances Johor mall plans as Mustafa Centre fit-out begins

Johor Bahru mall gains major tenant as Capital World pushes retail buildout near JS-SEZ corridor.

Capital World Limited began fit-out and renovation works for Mustafa Centre’s first outlet in Johor Bahru at Capital City Mall, with the opening targeted before the first quarter of 2027.

In a press release, the company said the Mustafa Centre, operated by MK Mustafa, spans approximately 240,000 square feet (sq ft) on the ground floor of Capital City Mall, which has a total net lettable area of about 1 million sq ft. The site is approximately 15 minutes’ drive from the Johor Bahru CIQ complex and the causeway link to Singapore.

Capital City Mall is part of Capital World’s Project Capital City, an integrated mixed-use development located along Jalan Tampoi in Johor Bahru.

The development is located within the Johor-Singapore Special Economic Zone (JS-SEZ), a bilateral economic corridor established in January 2025 to support cross-border connectivity, investment, and movement of people and goods between Malaysia and Singapore.

Capital World said the Johor Bahru–Singapore Rapid Transit System (RTS) link, expected to start operations by end-2026, is expected to improve cross-border accessibility to the development.

Capital City Mall is positioned as one of the largest retail destinations in greater Johor Bahru, which serves a catchment of about 2 million residents and cross-border visitors from Singapore.

Capital World said it is curating a tenant mix across food and beverage, fashion, lifestyle, entertainment, and essential services with additional tenant announcements will be made in the coming months.

Capital World said further updates on the mall’s opening date, tenant announcements, and pre-opening activities will be provided in due course.
