Cuppage Terrace hits market amidst Orchard Road redevelopment wave

The asset was valued at $250m in 2025.

Cuppage Terrace, a food-and-beverage and lifestyle enclave along Orchard Road, has been launched for sale through an expressions of interest (EOI) exercise.

The property comprises 17 adjoining Peranakan conservation shophouses on a standalone island plot, according to CBRE, its exclusive marketing agent.

It has a land area of 28,986 sq ft and a total floor area of about 50,891 sq ft, including outdoor refreshment areas (ORA).

The ground floor is fully leased to F&B operators, with more than 12,000 sq ft of ORA supporting indoor-outdoor dining. The enclave is a established nightlife and social destination.

Cuppage Terrace has an 85-metre road frontage along Cuppage Road and is located next to The Centrepoint, with direct access to Somerset MRT Station.

The asset was valued at $250m in 2025.

The EOI closes at 3:00 PM on Thursday, 12 February 2026.

The sale is open to local and foreign buyers, with no additional buyer’s stamp duty (ABSD) or seller’s stamp duty (SSD) applicable.

Orchard Road remains Singapore’s main retail corridor.

Several redevelopment projects, including the Grange Road open-air carpark, Singtel Comcentre, 230 Orchard Road and Tanglin Shopping Centre, are in the pipeline to rejuvenate the area.

A NOTE FROM SINGAPORE BUSINESS REVIEW

The people you want to reach are already in this room.

Every quarter, SBR lands on the desks of the founders, CFOs, and directors running Asia's most consequential companies. Every day, they open our newsletter and read our website. It's a room that took twenty years to build — and it's the one most of our partners are trying to get into.

The good news is that the door is open. We work with companies on thought leadership articles, sponsored content, industry summits across Southeast Asia, regional awards programmes, podcasts, and media placements in print and digital. The shape of the right partnership depends on what you're trying to do, which is why we'd rather start with a conversation than send a rate card.

If you have something this room should know about, tell us. We'll tell you honestly whether we can help, and how.

No rate cards until we understand the brief. It's a better use of everyone's time.
