Elite UK REIT gains green light for 20-acre Blackpool data centre with 120MVA power supply

Peel Park site approved for infrastructure project including substation and rooftop cooling.

Elite UK REIT has received planning approval for a data centre at its Peel Park site in Blackpool, covering a 20-acre plot within the 37-acre property, the company said in a press release.

The consent allows a building up to 14 metres high with supporting infrastructure, including a substation, rooftop cooling, plant facilities, parking, drainage, and landscaping.

The site has access to national fibre networks, transatlantic subsea cables, and the National Grid, and is close to renewable energy sources.

The valuation of Peel Park rose 65% over two years and 22% over the past year, reaching $68.0 million (£40 million) as of 31 December 2025, after the site was allocated 120 megavolt-amperes (MVA) of power and entered the final stages of a planning application for a proposed AI-enabled data centre, according to a company statement.

Elite UK REIT’s wider portfolio was valued at $721.0m (£424.7m) at the end of 2025, covering 148 properties mainly leased to UK government departments.

The Peel Park project is part of the REIT’s plan to unlock value from underused sites, adding a potential income-generating asset for investors, according to the company.
