ETC starts EOI sale of Jalan Besar shophouses at $9.2m

Shophouses ideal for investors or owner-occupiers in the area.

ETC has launched an Expression of Interest (EOI) sale for two adjoining double-storey shophouse units along Syed Alwi Road in the Jalan Besar precinct, closing on 29 January 2026.

Each unit has a land area of approximately 105 square metres and a floor area of approximately 185 sq. m., with a combined guide price of $9.2m, or around $2,305 per sq. ft.

The properties are zoned as “commercial" under the URA Master Plan 2025, with no ABSD or foreign ownership restrictions.

The shophouses are suitable for investors seeking rental income and owner-occupiers looking to establish a business presence, Head of Investment Advisory at ETC, Swee Shou Fern, said.

They are located near Jalan Besar MRT Station on the Downtown Line, in an area known for its dynamic commercial and lifestyle enclave that blends heritage character with contemporary uses.

The precinct is also within the vicinity of established eateries and retail malls, enhancing overall vibrancy and commercial appeal.

The strong market activity is reflected in URA caveat records, which show 77 shophouse transactions in 2025, with 24 transactions (approximately 31%) in District 8.
