HDB coffeeshop goes on sale for the first time since 1998

An HDB coffeeshop at 253 Choa Chu Kang Avenue 1 is for sale, marking the first time since 1998 that such a property asset has been on sale.

Strategically positioned at Choa Chu Kang (CCK) estate, the property forms part of Keat Hong Shopping Centre, a two-storey HDB commercial development with prominent dual frontages along both Choa Chu Kang Avenue 1 and Avenue 2. A well-established community landmark for over three decades, Keat Hong Shopping Centre serves as a bustling retail and dining hub for nearby residents, supported by a strong natural catchment of more than 38,000 residents within the Keat Hong sub-zone.

The coffeeshop occupies a strata area of approximately 2,450 sq ft, comprising eight food stalls and one drinks stall, complemented by an Outdoor Refreshment Area (ORA) of around 560 sq ft, providing additional seating capacity. The lease commenced in 1994, with 67.5 years of balance tenure remaining.

The property is just 350 metres from South View LRT Station and about 450 metres from the upcoming Choa Chu Kang West MRT Station (under construction), which will further enhance accessibility upon completion.

“HDB coffeeshops are among the most tightly held assets in Singapore, with extremely limited availability and strong end-user demand,” said Sophia Lim, Director, Capital Markets at Cushman & Wakefield.

The property is available for sale via an Expression of Interest. The guide price for the property is $10.8m
