North Bridge Road commercial building up for sale at $70m

The six-storey property beside Raffles Hotel sits on a 999-year site and offers naming and signage rights.

A six-storey commercial building at 402 North Bridge Road has been launched for sale at an indicative guide price of $70m, according to its sole agent ETC.

The property, located beside Raffles Hotel, will be sold through an Expression of Interest exercise closing on 11 June 2026 at 3 pm.

The building sits on a prominent corner plot with dual frontages along North Bridge Road and Seah Street, giving it strong visibility within the City Hall–Bugis precinct.

The asset sits on a 999-year site of about 303.6 sq m, or 3,268 sq ft, and has a total gross floor area of around 1,647.11 sq m, or 17,729 sq ft.

The guide price reflects about $3,948 psf on gross floor area.

The site is zoned “Commercial” with a plot ratio of 4.2 and an allowable building height of up to six storeys.

The property is open to both local and foreign buyers and is not subject to Additional Buyer’s Stamp Duty or Seller’s Stamp Duty.
