Shophouse with backlane in Joo Chiat up for sale at $14.5m

The 4,700-square-foot shophouse could accommodate a floor extension in its backlane strip.

A four-storey food and beverage shophouse in Joo Chiat with a backlane strip that may accommodate a floor extension is up for sale starting at $14.5m or $2,641 per square foot.

Located at 182 Joo Chiat Road, the shophouse has a current build-up area of 4,700 square feet, with 790 sq. ft. of backlane strip expected to result in a gross floor area (GFA) of 5,490 sq. ft. should it be entitled to GFA by Urban Redevelopment Authority (URA).

According to URA’s guidelines for shophouses within Joo Chiat, rear extensions of up to five storeys are allowed, PropNex ShophouseHuat said.

The Joo Chiat shophouse and backlane are zoned commercial at GPR 3.0 in URA’s masterplan.

Despite the house being zoned as commercial, prospective purchasers may explore upper storeys to co-living or other approved uses, subject to government approval, PropNex added.
