Six-storey 1 Chang Charn Road industrial building up for sale at $49m

The Leng Kee industrial building has a 31-year tenure.

ETC has launched for sale 1 Chang Charn Road, a six-storey standalone light industrial building in the Leng Kee automotive cluster, for $49m, according to a press release.

The expression of interest exercise closes on 6 May 2026 at 3 p.m., with ETC acting as sole marketing agent. The building has a balance tenure of 31 years.

The property sits on a corner site with dual frontages along Chang Charn Road and Hoy Fatt Road, with a combined frontage of 137 metres.

It has a gross floor area (GFA) of 81,836 square feet and sits on a land parcel of 29,720 sq ft.

Under the Urban Redevelopment Authority Master Plan 2025, the site is zoned Business 1 with a plot ratio of 2.5.

The ground floor is used as a car showroom, whilst the upper floors are configured for media production, warehousing, and ancillary office use.

The indicative guide price of $49m translates to about $599 per square foot based on GFA.

ETC said standalone assets in the Leng Kee automotive cluster are rarely available for sale, noting that the building layout and floor plates allow for reconfiguration for different operational uses.

The site is near the central business district and is connected to major arterial roads and expressways, including Jalan Bukit Merah, Alexandra Road, and the Ayer Rajah Expressway, and is also near Redhill MRT station and nearby retail malls and food centres.
