Acrophyte Hospitality posts 13.9% net property income decline in 9M
Disposition of US Hyatt properties and lower travel cited for decrease.
Acrophyte Hospitality Property Trust’s (ACRO-HT) net property income declined by 13.9% to $37.8m (US$29.1m) in the first nine months (9M) of 2025 from last year due to hotel dispositions, amongst other reasons.
In a bourse filing, the company said its gross revenue reached $157.56m (US$121.2m) in 9M 2025, down 6.3% a year ago due to the disposal of two hotels which led to a 5.7% reduction in available rooms for sale and lower revenue contribution from two high-performing hotels undergoing brand-mandated renovations.
ACRO-HT said it divested its Hyatt House Shelton and Hyatt Place Detroit Auburn Hills in October 2024 and September 2025, respectively, resulting for its hotel numbers to fall to 32 in 9M 2025 compared to 34 from the same period last year.
It also cited hotel renovations, increased labour and insurance expenses for the NPI decline.
ACRO-HT manager Acrophyte Hospitality Trust Management Pte. Ltd. Lee Jin Yong also observed subdued business and international travel for tepid US lodging performance.
"Despite a challenging macroeconomic backdrop and softer lodging demand across the US market in the third quarter of 2025, we maintained our focus on portfolio optimization and disciplined capital management. We will continue to focus on improving operational efficiency and maintaining financial flexibility amid evolving market conditions," Lee said.
