A freehold retail property at Jalan Besar, approved for F&B use, is up for sale for $14.8m, or $3,035 per square foot (psf) via expression of interest, Cushman & Wakefield (S) Pte Ltd

The 4,876-square-foot strata-titled corner unit spans the ground and part of the second floor of a conservation building at Jalan Besar and Plumer Road.

Approved for food and beverage (F&B) use, it is zoned “Commercial,” allowing local and foreign ownership without Additional Buyer’s Stamp Duty or Seller’s Stamp Duty.

Cushman & Wakefield noted the guide price is below recent District 8 transactions, including ARC 380, where retail units sold between $3,737 and $3,975 psf in 2024, and a coffee shop unit at Hoa Nam Building that achieved $4,213 psf in 2022.

The property is within the Jalan Besar Conservation Area, a city-fringe location that continues to attract investor interest following recent mixed-use redevelopment projects. It is accessible via three MRT stations and major expressways.  

The EOI closes on 21 November.
