Generations @ Tannery sells all production units at launch
Four industrial canteen units were also sold, according to Huttons.
All production units at Generations @ Tannery were sold during the project’s launch, according to Huttons Asia.
The property agency attributed demand to the project’s freehold tenure, B1 industrial zoning and lower borrowing costs.
Interest rates fell by 2.6 percentage points from end-December 2023 to end-June 2026, whilst rents for multi-user factories increased by nearly 7% over the same period, Huttons said.
The agency noted that B1 industrial sites remain limited, as most industrial land offered under the Government Land Sales programme is zoned B2.
Freehold and 999-year multi-user factory units accounted for 16.5% of transactions in 2026 to date, up 4.3 percentage points from 2022.
The price gap between freehold or 999-year multi-user factory units and their leasehold counterparts also widened to $488 psf in 2026, compared with $391 psf in 2020.
Huttons said the project’s proximity to Mattar MRT station and the new residential precinct in the area also supported buyer interest.
Its production units have column-free interiors and modular layouts, allowing owners to combine or sublet spaces. Four industrial canteen units were also sold during the launch.
