Braddell Heights bungalow for sale at $18m via EOI

JLL has launched No. 15 Matlock Rise in District 13’s Braddell Heights via expression of interest (EOI).

The estate expects offers of around $18m, or $1,765 per square foot (sqft).

The two-storey detached house property sits in a 10,197 square feet (sqft) site situated on elevated ground. The property sits on a plot with a 25.9 meter frontage and a depth of up to 36.5 meters.

The existing bungalow has a built-up area of 5,514 sqft, but can be redeveloped into a new house of 10,000 sqft. It has an attic.

The EOI for 15 Matlock Rise closes on Friday, 18 September 2026, at 3 PM.

The site is within the two-storey bungalow zoning, JLL said. It is in a landed enclave, and it is in the vicinity of the Lorong Chuan MRT station, which is one stop from the Serangoon and Bishan Interchanges.

The closest shopping malls are NTP+, myVillage, NEX, and Junction 8. It is also in proximity to the Chomp Chomp Food Centre and the Serangoon Garden Market and Food Centre, JLL said.

It is within one kilometre of three primary schools, and seven primary schools are within a two kilometre radius.
