Dover Drive GLS land parcel sparks strong developer sentiment
Its prime location, amenities, and first-mover edge bolsered demand from developers and buyers, experts say.
The Dover Drive GLS site in one-north is attracting strong interest from developers and buyers, thanks to its location, amenities, and growth potential.
Wong Siew Ying, head of research and content at PropNex, said that the close range of bids reflects developers’ shared confidence in the site and the outlook for private residential demand.
She added that the top bid of $1,556 per square foot (psf) per plot ratio (ppr) sets a record for one-north and is the second-highest in the Rest of Central Region since 2017.
Mark Yip, CEO of Huttons Asia, noted that the inclusion of commercial space and early childhood facilities, along with good road connectivity, makes the site appealing to future residents.
Justin Quek, deputy group CEO of Realion (OrangeTee & ETC) Group, said developers were likely drawn by the first-mover advantage in Dover-Medway and expect strong interest from families and investors seeking rental opportunities.
Leonard Tay, head of research at Knight Frank Singapore, highlighted that the site’s combination of MRT access, proximity to the mature Queenstown community, and first-mover status makes it attractive to professionals, families, HDB upgraders, and investors.
Tricia Song, head of research, Singapore and Southeast Asia at CBRE, said the strong tender response reflects confidence in the Greater one-north precinct and its ongoing transformation under URA’s 2025 Masterplan.
She also cited upcoming developments such as Kampong AI and the broader live-work-play ecosystem as factors supporting demand.
Recent sales in the area support these views.
PropNex data shows that Blossoms by the Park, The Hill @ One-North, and LyndenWoods are nearly sold out, whilst Bloomsbury Residences has sold 78% of units since April 2025.
Experts suggested that these trends, along with the site’s proximity to schools, MRT, and business hubs, are likely to sustain both rental and owner-occupier interest.
