HDB rents edge up in April as volumes rise 5.2%

Executive flats led monthly gains.

Housing and Development Board (HDB) rents edged up 0.1% month on month (MoM) in April whilst rental volumes rose 5.2%, according to the 99.co and SRX April rental flash report.

Rents in Mature towns increased 0.4%, whilst Non-Mature towns declined 0.2%.

Executive flats recorded the strongest segment movement, rising 2.5% month on month whilst prices for 3-room and 5-room flats fell 0.1% and 0.3% respectively, whilst 4-room rents were unchanged.

On a year-on-year (YoY) basis, overall HDB rents increased 1.3% compared with April 2025. Rents in Mature and Non-Mature estates rose 1.6% and 1% respectively.

By flat type, YoY price increases were recorded across all segments, with 3-room flats up 1.5%, 4-room flats up 1.1%, 5-room flats up 1%, and Executive flats up 2.7%.

Rental volumes rose to an estimated 2,806 flats in April 2026, up from 2,667 in March.

However, volumes were 2.7% lower YoY and 7.4% below the five-year average for April.

By flat type, 4-room units accounted for 38.8% of total transactions, followed by 3-room flats at 32.2%, 5-room flats at 24%, and Executive flats at 5%.
