HDB rents rise slightly in February as volume falls 20.1%

HDB rental prices rose 0.3% in February 2026 from January, driven by a 0.5% increase in mature towns, whilst non-mature towns saw a 0.1% decline, according to Luqman Hakim, Chief Data and Analytics Officer at 99.co.

By flat type, rents for 3-room, 4-room, and executive units increased 0.3%, 0.6%, and 1.8%, respectively, whilst 5-room rents fell 0.4% month on month.

Overall, rents were 1.3% higher than in February 2025, with 3-room (+1.8%), 4-room (+1%), 5-room (+0.9%), and executive flats (+1.2%) all recording year-on-year gains.

Rental volumes fell 20.1% month on month, with about 2,239 flats rented in February compared with 2,802 in January, Hakim said.

Volumes were also down 5% year on year and 9.7% below the five-year average for the month.

Three-room flats accounted for 33.1% of total rental transactions in February, followed by 4-room units at 37.5%, 5-room at 24.1%, and executive flats at 5.3%.
