HDB resale volumes drop 29% as prices stay flat

Resale index holds at 209.7 in February.

HDB resale transactions fell 29% MoM to 1,670 in February 2026, whilst overall prices were unchanged, with the resale index flat at 209.7.

Prices in Mature Estates rose 0.3% in February, whilst Non-Mature Estates fell 0.5%.

By flat type, 4-room resale prices rose 0.4%, but 3-room, 5-room, and Executive prices fell 0.8%, 0.4%, and 0.4%, respectively. Year-on-year, overall prices were up 1.5% versus February 2025.

Million-dollar resale flats slipped to 122 deals from 146 in January, making up 7.3% of transactions, with Toa Payoh recording the most such sales at 18. Bukit Merah and Queenstown followed with 17 each.

The highest-priced resale flat in February was a $1.70m 5-room unit at Skyterrace @ Dawson, whilst the top deal in Non-Mature Estates was a $1.47m 5-room unit in Punggol Drive.
