Singapore Land Authority opens tender for 19 conserved bungalows at Adam Park

SLA will judge bids on rehabilitation of 12.8-hectare estate with wartime artefacts.

The Singapore Land Authority (SLA) has opened a tender for 19 conserved heritage bungalows at Adam Park on a 30‑year lease.

The 12.8-hectare site is zoned for residential use. It has black-and-white and Art Deco bungalows built in 1929 with a total floor area of about 9,137 sq m and was used as a prisoner-of-war camp in World War II.

The tender allows serviced apartments, with some buildings permitted for office, childcare, and food and beverage use.

Limited infill development and single-storey extensions up to 2,000 sq m are allowed.

As a conservation site, the bungalows must follow conservation rules.

Subdivision of the site or buildings is not allowed, and a project archaeologist must document any archaeological features.

Concept proposals are evaluated on design, rehabilitation, maintenance plans, and track record before considering price.

The tender closes on 4 August 2026 with details on SLA’s State Property Information Online portal.
