Tampines West's first mixed-use Pinery Residences to open for preview

The development comprises 588 residential units across six 14-storey blocks. 

Pinery Residences, a mixed-use development by Hoi Hup Realty and Sunway MCL Limited, will open for preview from 14 to 24 March 2026, comprising 588 residential units across six 14-storey blocks, offering two- to five-bedroom layouts, with integrated resort-style facilities.

The development is the first mixed-use project in Tampines West, featuring direct underground access to Tampines West MRT Station on the Downtown Line, according to a press release.

The sales gallery is located along Tampines Central 7 and will be open from 11 a.m. to 8 p.m. on weekdays and 10 a.m. to 7 p.m. on weekends.

Appointed marketing agencies are ERA, Huttons, PropNex, and SRI. VIP booking is scheduled for 27 March, with public booking on 28 March 2026.

The project includes a 121,600-square-feet Pinery Mall with a supermarket, food court, food and beverage outlets, retail shops, an early childhood development centre, and a community plaza.

Residential and commercial spaces are separated for convenience, with the residential carpark accessible via Bedok Reservoir Road, whilst the commercial carpark is located in the basement, accessed from Tampines Street 94.

A dedicated residential drop-off and separate entrances provide exclusive access for residents, the press release said.

The development is situated within 1 kilometre of St. Hilda’s Primary School, whilst other nearby educational institutions include St. Hilda’s Secondary School, Junyuan Primary School, Temasek Polytechnic, and the Singapore University of Technology and Design.

Major retail and lifestyle hubs—including Our Tampines Hub, Tampines Mall, Tampines 1, Century Square, and Jewel Changi Airport—are also within easy reach.

Bedok Reservoir Park is a 10-minute walk away, the press release added.

The development is connected to the Pan Island Expressway, Tampines Expressway, and East Coast Parkway. It is part of the East Region masterplan, with nearby projects such as Punggol Digital District, Changi Aviation Park, and the Paya Lebar Air Base redevelopment.

The area will see further growth with Tampines Regional Centre and Changi Airport Terminal 5.

Resort-style amenities at Pinery Residences include the Vitality Sanctuary, featuring a 50-metre lap pool, hydrotherapy pool, spa showers, Tower Pavilion, yoga spaces, and garden pockets.

The Play Cove features a multipurpose court, playground, open play lawn, and BBQ pavilions. The Family Oasis includes The Pinery House clubhouse with function rooms, media and games lounges, a kids’ party room, outdoor family pool, jacuzzi cove, and garden spaces.

Residential units are fitted with Smeg and Samsung kitchen appliances, Hansgrohe and Duravit sanitary wares, and integrated smart home technology for door security and air-conditioning control, the press release said.
