URA awards Holland Plain site to Sim Lian for $454m

The site has an area of 15,716.9 sq m.

The Urban Redevelopment Authority (URA) has awarded the Holland Plain residential site to Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd for $454m.

The site was the subject of a government land sale tender launched on 25 February 2026 and closed on 7 May 2026. Sim Lian was the sole bidder.

The 99-year leasehold has a site area of 15,716.9 square metres nd a maximum permissible gross floor area (GFA) of 28,291 square metres. The site is zoned for residential development.

The winning bid translates to $16,047.51 per sq m per GFA.
