URA launches Bayshore Drive mixed-use GLS site for tender

The site is part of URA’s 1H2026 GLS programme.

The Urban Redevelopment Authority (URA) has launched a commercial and residential Government Land Sales (GLS) site at Bayshore Drive under the 1H2026 GLS programme, with sales launched on 30 March 2026 and tender submission closing on 15 July 2026.

The site sits on a 57,460.6-square-metre land parcel with a maximum gross floor area (GFA) of 149,398 sq m, carrying a 99-year lease and a maximum building height of 85 to 91 metres SHD, according to a press release.

The site includes a minimum GFA of 7,700 sq m for bus interchange facilities and a retail cap of 22,500 sq m. The number of dwelling units is capped at 1,280 to manage traffic demand in the area.

The site integrates with Bedok South MRT Station, a bus interchange, and retail space, and can yield up to 1,280 residential units, the URA said.

The launch forms part of 4,575 residential units on the Confirmed List in the 1H2026 GLS programme, which is 50% above the average Confirmed List supply per GLS programme over the past decade.
