URA reveals H12026 GLS land parcels to yield 485 new private units

Holland Plain and Morrison Lane lead new supply with River Valley site requiring childcare, commercial.

The Urban Redevelopment Authority (URA) released two residential land parcels under the first half 2026 Government Land Sales (GLS) programme, the agency said in a statement on 25 February 2026.

The Holland Plain confirmed list site covers 15,716.9 square metres (sq m) with a gross plot ratio of 1.8, a height limit of six to eight storeys, and is expected to yield around 280 units, according to the URA.

The Morrison Lane site in River Valley, released from the reserve list, spans 6,669.8 sq m, has a gross plot ratio of 2.8, and is expected to yield 205 units.

The URA said future development must include at least 500 sq m of childcare space and 500 to 1,000 sq m of commercial space on the first storey.

Confirmed list sites are offered according to schedule, whilst reserve list sites are launched only if there is an acceptable developer bid, the URA added.

Analysts told SBR that the H12026 GLS programme adds to private housing supply and will be closely watched for pricing, connectivity, and yield potential.
