
Chuan Grove GLS plot offers strong rental potential for investors
The plot is expected to yield approximately 505 residential units.
The Urban Redevelopment Authority (URA) has launched the tender for a site at Chuan Grove under the 1H2025 Government Land Sales (GLS) programme.
Analysts expect the site to attract between 3 to 6 bidders, with the highest bid price ranging from $1,100 to $1,200 per square foot per plot ratio (psf ppr).
“The area's low unsold unit supply and its appeal to both family buyers and investors make this a relatively low-risk proposition despite global uncertainties," Mark Yip, CEO of Huttons Asia, said in a research note.
The plot is expected to yield approximately 505 residential units, with the tender closing on 4 September 2025.
Strategically located just a short walk from Lorong Chuan MRT station on the Circle Line, the site offers excellent connectivity for future residents.
Additionally, the proximity to several schools, including CHIJ Our Lady of Good Counsel, Kuo Chuan Presbyterian Primary School, St. Gabriel’s Primary School, and Yangzheng Primary School, within a 1-kilometre radius, is likely to appeal to families with young children.
For investors, the Australian International School is within walking distance, offering good rental potential. The NTP+ mall, located adjacent to the site, will provide a range of dining and retail amenities for future residents.
This site represents the second GLS plot in the Lorong Chuan area to be released in recent years, following the December 2024 launch of a nearby site expected to yield 555 units.
That site will close for tender in July 2025.
“The lack of new housing options in the vicinity has led to keen pent-up demand for new homes, evident from the excellent launch of Chuan Park,” Justin Quek, CEO of OrangeTee & Tie said in a research note.
About 76% of the 916 units were sold on the launch weekend of Chuan Park.
As of March 2025, only 168 units remained unsold at Chuan Park, indicating limited new housing options in the area and further fueling demand for the new GLS site.
The area's strong appeal is also driven by the large number of potential HDB upgraders from nearby areas such as Serangoon, Bishan, and Ang Mo Kio, as well as a sizeable pool of landed home downgraders from Serangoon Gardens and Lorong Chuan, Quek said.
