Condo resale prices rise 0.5% in January

CCR up 4.0% as resale volumes slip to 853 units.

Condo resale prices rose 0.5% MoM in January 2026, with the SRX Price Index increasing to 275.2 from 273.8 in Dec. 2025, according to the 99.co–SRX Condo Resale Flash Report.

Prices were up 2.8% YoY, although performance diverged by region, with the Core Central Region up 4.0% whilst the Rest of Central Region slipped 0.2% and the Outside Central Region fell 1.6%.

Estimated resale transactions fell 3.5% from the previous month to 853 units, which was 6.7% lower YoY and 0.4% below the five-year January average.

By location, 51.4% of resale transactions were in the Outside Central Region, 30.7% in the Rest of Central Region, and 17.9% in the Core Central Region.

The report said sub-sales accounted for 5.5% of total secondary transactions in January.

The highest resale deal in January was $37m at The Marq on Paterson Hill, whilst the top transactions in the Rest of Central Region and Outside Central Region were $6.2m at Maple Woods and $4.5m at Bedok Residences, respectively.

Median capital gain on resale condos rose to $380,000 from $360,000 in Dec., with a median unlevered return of 29.4%, the report said.
