River Modern sells 90% at launch, tops 2026 market
Three-bedroom units drove the launch success.
The River Modern in the Core Central Region (CCR) sold 410 units during its launch weekend, representing 90% of the 455 units available in the River Valley Green development.
This makes the project the top-selling private residential non-landed development by unit volume and percentage in 2026 to date.
The three-bedroom units reached a take-up rate of 90%, whilst sales for two-bedroom and four-bedroom units each exceeded 80%.
Justin Quek, Deputy Group Chief Executive Officer (CEO) of Realion Group, noted that one four-bedroom stack sold out on the first day.
Prices for two-bedroom units start at about $1.55m, three-bedroom units at around $2.30m, and four-bedroom units at approximately $4.59m.
Kelvin Fong, CEO of PropNex, stated that the entry prices for two- and three-bedroom units fall within an affordability range of $1.5m to $2.5m for buyers.
Mark Yip, CEO of Huttons Asia, reported that 35% of units sold reached prices of $3m or higher, linking this to data showing the top 5% of households hold 33% of total wealth. Buyer profiles consist of HDB upgraders, young couples, and families.
The project occupies the last plot of land along the Singapore River in District 9, where residents have access to the Great World MRT station at the doorstep and retail shops within the development.
Great World City mall and River Valley Primary School are also located across the road.
Yip said the narrowing price gap between the CCR and the Rest of Central Region influenced buyer decisions.
He also noted that past wars in the Middle East had little impact on the Singapore property market, with prices rising 2.8% year on year in 2004 after the 2003 Iraq War.
Fong stated that the sales performance indicates demand for CCR projects, attributing the interest to Singapore’s status as a safe haven during periods of global geopolitical tension.
Quek also noted that the supply of new homes in the CCR remains tight as earlier launches in the vicinity are sold out.
The four-bedroom units feature a landscape orientation in the living area. These larger units provide space for a round table seating 10 guests. Yip stated that the project attracted more than two cheques for each unit.
